Director, Regional Sales

Based on Chartwell Seniors Housing REIT’s business plan and corporate goals, the Director, Sales and Marketing will be responsible for driving all sales functions while developing marketing programs to increase revenue and profits and achieve optimal occupancy performances within a defined portfolio of retirement residences in Ontario; more specifically the Durham area. This individual is responsible for achieving quarterly/annual sales goals, building strategic business relationships, formulating innovative business development strategies, and providing vision for all sales strategies and their execution. The Director, Sales and Marketing is also responsible for containing the costs of selling in order to achieve predetermined profit yields while staying within marketing development budgets. In addition, when applicable, the incumbent will work closely with the operations teams to represent Chartwell’s interests with joint venture partners for all third party/new development projects from the conceptual and planning stages through the design, construction, and lease-up/stabilization periods.

 

This is a 12-month contract position.

 

The ideal candidates will possess:

 

  • Three (3) - five (5) years of progressive leadership experience in sales and marketing; experience in the seniors housing or hospitality industry is expected.
  • Experience working in a sales environment to identify sales trends and successfully achieve established sales targets;
  • Experience working with mature adults and seniors in a related setting in a management capacity;
  • A demonstrated understanding of the aging process and its significance to seniors;
  • A post-secondary diploma or degree from a recognized institution in marketing, business administration, or a related field; professional memberships with related organizations and/or associations are considered an asset;
  • Effective communication skills that include excellent written, oral, and presentation abilities;
  • The ability to analyze and interpret information contained in business related documents, write reports and business correspondence, and effectively relay/present information accordingly;
  • The ability to train and educate adults;
  • Exceptional interpersonal skills to interact effectively and build relationships with individuals at all levels of the organization, while highlighting creative and innovative aptitudes; the ability to formulate and maintain strong relationships with stakeholders and joint venture partners;
  • Effective and resourceful problem solving skills combined with the ability to work independently as well as part of a team of multidisciplinary professionals;
  • Strong and timely decision-making abilities;
  • Demonstrated time management skills, including the ability to adhere to schedules and manage processes; the ability to organize and prioritize work to manage timelines and to meet defined deadlines in a fast-paced work environment;
  • The ability to manage and resolve conflict;
  • Professional knowledge of the seniors housing industry;
  • The ability to communicate and adhere to Chartwell’s vision, mission, and values;
  • Proficiency with MS Office;
  • The ability to participate in extensive travel; a valid provincial driver’s licence and access to a vehicle is required;  

Practising our corporate values of R.E.S.P.E.C.T. and drawing on your excellent interpersonal and customer service skills, the successful candidate’s responsibilities will include, but are not limited to, the following:

 

  • Providing hands-on sales and marketing support to a defined portfolio of retirement communities; conducting regular community visits to ensure the delivery of consistent performance, adherence to company processes and standards, and compliance to policies and procedures;
  • Defining and communicating Chartwell’s sales and marketing process to a portfolio of retirement communities while working closely with the marketing and graphics teams to develop tools to support this process;
  • Ensuring full delivery of Chartwell’s sales strategy (Value-Match) to increase market share for the organization’s product and service offerings;
  • Liaising with corporate office teams and residences to ensure that national programs (Value-Match, POP, etc.) are being communicated, implemented, and utilized; addressing concerns regarding these programs and executing solutions;
  • Providing ongoing training and guidance to sales and marketing staff regarding the implementation of Chartwell’s sales process, including the Value-Match initiative;
  • Participating in the creation of marketing campaigns for new products and services (Value-Match, POP, etc.), including budgeting and expenditure planning;
  • Identifying and reporting sales and marketing opportunities in the retirement communities;
  • Developing, recommending, and implementing media plans and public relations initiatives in partnerships with residences and assigned region;
  • Communicating brand identity internally to pertinent business units, key business partners, and the customer base;
  • Providing monthly action plans, as requested, to monitor, identify, and communicate issues in the retirement communities;
  • Participating in weekly sales follow-up meetings (Kick-Start) with General Managers and Marketing Managers/Community Relations Managers;
  • Conducting regular analysis on pricing effectiveness and recurring trends;
  • Providing grand opening and special event support;
  • Providing guidance and direction to the sales and marketing staff for the development and execution of individual and regional marketing plans that will deliver profit;
  • Completing a thorough competitive analysis and utilizing this information to develop a familiarity with leading competitors in related markets to capitalize on the sales team’s ability to sell Chartwell’s brand and product;
  • Directing the production of a market specific positioning plan, based on competitive analysis and feasibility studies;
  • Collaborating with the sales and marketing and operations teams to develop short-term and long-term strategic plans, including the preparation of annual business plans;
  • Utilizing learned information (competitive analysis, market trends, and regional business environments) to contribute to the department’s strategic planning processes;
  • Participating in communication initiatives, on a regularly scheduled basis, to internal and external clients; ensuring that a strong and unified message is relayed to these clients as it relates to occupancy and revenue goals that have been achieved and issues preventing the sales and marketing teams from reaching certain targets, as well as results-focused solutions that will help overcome these challenges;
  • Participating in corporate initiatives to promote community awareness;
  • Verifying invoice payments for an assigned portfolio, reconciling monies spent to the monthly accounting statements, and making recommendations for annual regional budgets and occupancy targets;
  • Supervisory responsibilities include recruiting, training, and developing staff; assigning and monitoring work; providing guidance and direction and evaluating performance; ensuring staff maintain a healthy and safe work environment; resolving employee conflicts and recommending/participating in disciplinary and/or termination actions;
  • Other special projects and tasks, as assigned.
