Real Estate Analyst

Reporting to the Senior Vice President, Development, Real Estate Analyst will be responsible for assessing Chartwell’s portfolio by reviewing each property’s operating efficiency, evaluating market and competitive impacts and influencers.  

The ideal candidates will possess:
·         a Post-Secondary Degree or Diploma in a relevant industry program and/or a professional designation;
·         2-5 years of relevant experience in the organizational operations, property development and management
·         experience in the following areas:
§ Seniors population housing characteristics;
§ Project coordination, management and leadership;
§ Market research methodology;
§ Understanding marketing and operation components of retirement and long term care communities;
§ Financial modeling and analytics;
§ Presentation and report writing.
·         The ability to manage timelines, adhere to schedules, and manage processes;
·         The ability to manage and resolve conflict;
·         Strong and timely decision-making abilities;
·         Effective communication skills that include excellent written, oral, and presentation abilities;
·         The ability to communicate and adhere to Chartwell’s vision, values and mission;
·         Proficiency with MS Office;
·         Knowledge of the local development and seniors’ character climate;
·         Demonstrated time management and organizational skills in a fast-paced work environment;
·         The ability to formulate and maintain strong relationships with stakeholders;
·         A general understanding of architecture and building programming.
Practicing our corporate values of R.E.S.P.E.C.T., the successful candidate’s responsibilities will include, but are not limited to, the following:
·         Responsible for collecting input from market research reports, and data from the Marketing, Operations, Finance, Development and Asset Management Departments;
·         Liaise with property field staff and municipality staff as well as third party market analysts and others as deemed necessary to assess stakeholder expectations;
·         Collect and review qualitative data in the form of property reports and budgets, property occupancy, demographic data, market occupancies, and gather intelligence on existing and potential future competitors;
·         Review the quality of site locations and undertake a neighbourhood analysis;
·         Work closely with the Operations Department on the collection of staff wages/salaries, staffing models and the Marketing Department to evaluate existing and proposed marking programs;
·         Co-ordination and analysis of the data will result in the development of a qualitative report with financial considerations.
·         Performing other duties as assigned.
