Development Analyst

Reporting to the Senior Vice President, the Development Analyst will be responsible for assisting in the identification, determination, review and selection of development projects during up front due diligence for four to five new projects annually and assisting in the closing out of letters of credit on completed projects. The Development Analyst will also undertake development related market research where valuable to the department’s growth strategy and organizational priorities.  

The ideal candidates will possess:
·         Post-Secondary Degree or Diploma in a relevant industry program and/or a professional designation;
·         2-5 years of relevant experience in real estate development
·         Experience in the following areas:
§ Seniors population housing characteristics;
§ Project coordination, management and leadership;
§ Market research methodology;
§ Understanding marketing and operation components of retirement and long term care communities;
§ Financial modeling and analytics;
§ Development site analysis;
§ Presentation and report writing.
·         The ability to manage timelines, adhere to schedules, manage processes and resolve conflicts;
·         Strong and timely decision-making abilities;
·         Effective communication skills that include excellent written, oral, and presentation abilities;
·         The ability to communicate and adhere to Chartwell’s vision, values and mission;
·         Proficiency with MS Office;
·         Knowledge of the local development and seniors’ character climate;
·         Demonstrated time management and organizational skills in a fast-paced work environment;
·         The ability to formulate and maintain strong relationships with stakeholders;
  • A general understanding of architecture and building programming;
  • Perform other duties as required;  
  • The ability to independently travel to properties and competition to undertake thorough reviews. 
Practicing our corporate values of R.E.S.P.E.C.T., the successful candidate’s responsibilities will include, but are not limited to, the following:
·         Responsible for collecting data related to potential land acquisition opportunities, collecting and conducting related market research, reviewing municipal opportunities, undertaking site analysis, and developing high level proforma’s for project consideration. 
·         Responsible for investigating other real estate entities to identify potential development sites, participate in preparing development investment packages and assisting in coordinating documentation and works necessary for letter of credit close out;
·         Participate and in some cases spearhead market research activities to support the department’s development vision of undertaking four to five new development projects annually;
·         Expect to exhibit and communicate Chartwell’s values and vision of service to key stakeholders and live the values;
·         Collect and review current development project specific and thorough qualitative data in order to establish high level proformas for further due diligence activities;
·         Expect to have an understanding and ability to identify local municipal policies and/or City By-laws that influence all development aspects of potential projects.
